What Wynn brings to Ras Al Khaimah

Wynn Al Marjan Island is the most significant tourism project the UAE has seen in years — a roughly US$5.1 billion integrated resort, and the first to hold a commercial gaming licence anywhere in the country. When it opens in spring 2027, it is expected to draw millions of new visitors to Ras Al Khaimah every year.

For a homeowner, that means a world-class resort — its dining, entertainment and nightlife — arriving ten minutes from your door, and a rising tide that lifts the whole emirate’s profile and property market with it.

Close enough to enjoy. Far enough for peace.

Here is what makes Villa 113 rare. It is a ten-minute drive from Wynn Al Marjan Island — close enough for dinner at the steakhouse, a show, or a night at the casino, and home before midnight. But it is not on the island’s hotel strip.

Villa 113 sits in Al Hamra Village: a separate, established, gated waterfront community of family homes, golf and a marina — quiet, private and green. For a senior executive at the Wynn, or a founder who enjoys the island, it is the best of both worlds: the energy of the most exciting resort in the region on tap, and a calm, gated home to return to.

Common questions

How far is Villa 113 from Wynn Al Marjan Island?

About a ten-minute drive — roughly 8 km. Close enough for dinner, a show or a night at the casino, and an easy trip home to a quiet gated community.

Is Wynn Al Marjan Island really a casino?

Yes. In 2024 the UAE’s gaming regulator (the GCGRA) granted Wynn Al Marjan Island the country’s first commercial gaming licence. It will be the UAE’s first licensed casino, within a full integrated resort of hotels, restaurants, a theatre and a beach club.

When does it open?

Spring 2027. The resort topped out in December 2025, and the Wynn Bridge connecting the island to the Dubai highways is due to open in late 2026.

Will Al Hamra Village become noisy or crowded?

No. Wynn and the island’s resorts are a ten-minute drive away on Al Marjan Island. Al Hamra Village is a separate, established, gated waterfront community — you get the proximity without living in the middle of it.

What is there to eat and do on the island today?

The island already has eight resorts and around fifty restaurants, bars and lounges — from Buddha-Bar and CLAW BBQ to rooftop cocktail lounges, beach clubs and a marina.

What else is being built on Al Marjan Island?

Beyond Wynn: W, JW Marriott, Nobu and Janu by Aman hotels and branded residences, plus the Wynn Bridge and a wider plan to grow Ras Al Khaimah to around 25,000 hotel rooms by 2032.
